July Board Meeting

AGENDA
LANDSCAPING
- Erosion issue between 2230 and 2242
- Good: Heavily aerate the area and incorporate organic soil with Soil amendments. Lay down sod on top. That would be an immediate improvement and the grass and more absorbent soil should slow down the erosion. It will probably need to be redone 5 or 6 years. $2000-$3000.
- Better: 4 or 5 x 3’ foot diameter collection areas zigzagging down the hill. These round collection areas are rocks that cover 12-inch drain boxes. Piping out of the drain box is connected and runs to the bottom of the hill to daylight. You will see a green grass hill with 5 rock circles. $5000-$6000.
- Best: A river rock dry creek bed running down the hill which collect the water and bring it safely down to the bottom. The river rock is 3-5” river rock. There is a wide mouth up near the top to collect and it narrows going down the hill. Piping under the rocks brings it near the bottom of the hill. By then it can be passively released at the surface. That will slow it down and stop erosion. Estimated cost $8000 to $9000.
- Grass rejuvenation – aeration and overseeding? Do we want to do this year? Offer it to homeowners? Going to skip it for this season, will look at it again in the spring.
- Mulching leaves – Chris can mulch our leaves – probably would still want them blown in the front and mulched in the back?

TREE WORK
- Replacement trees – Sandy will reach out to Kevin to get on his schedule to plant the new trees. Will plan on the Fall cluster cleanup to clean up the two peninsulas and plant new grass after the trees are planted.

- Tree inspection 2026 – All interior trees are due for pruning. Tot lot oaks need pruning. Multiple trees throughout the outside of the cluster need to be trimmed or removed.

- Sandy: Contact an electrician specializing in EV charging to research feasibility and average cost for individual EV charging installations; consult on guidelines for homeowners. Small outlet in parking space may be logistically difficult based on one company’s response.
